Yes we take over management of water bills, ensuring they are paid monthly, and usage is invoiced and collected from your tenants and deposited back into your account.

We book our appliance servicemen to go to your rental and repair or quote depending on your chosen spend limit.  Then you get to make the decision to fix or replace as is financially your right decision.

Yes but we ask that notifications for access go through our office so tenants are fully advised and these communications are recorded so there can be no dispute over unauthorized or unexpected arrivals or access.  Legally 24 to 48 hours notice is required, but it is holding long term records of these communications that is critical.

Yes we have certified and insured tradesmen who cover all aspects of property maintenance.  Over 200 in all.  We do try to use tradesmen who are based close to your property so have different companies working in Central Auckland, the North Shore, East Auckland, West Auckland and South Auckland and the Waikato.  And we have built excellent long term relationships with these companies which offers both owners and tenants a great sense of security as they work with us regularly.

We are totally transparent and pay the invoice from your account which is reported on your month end statement with the invoice attached for your records.  You will see the invoice amount, our fee + gst.  And you save yourself a fortune each year as we supply to you FREE a FYE report on your property for your accountant with a detailed breakdown of all your rental income and expenses.
