YES when you sign with Saltark we advise your Water provider and instruct them to email all bills to us in future, while still cc’ing you. We then pay the account monthly or as required and invoice the tenants for all their usage, water into the property and wastewater. We collect these funds and you will see the payments on your statement each month end.
You call or text Saltark and we will come back to you confirming details, then book the appropriate appliance repair company to visit and fix the appliance. Obviously, we only fix appliances that are listed on your agreement as belonging to the house.
Yes. Landlords can, but Saltark commonly sends out the work orders and informs tenants of tradesmen coming to the property, to ensure tenants receive the correct notice. All maintenance expenses are included in the annual financial reporting for each rental for tax purposes. Saltark has available registered, licensed and insured tradesman appropriate for work required.
YES. We have tradesman that work in every area of property maintenance, and have over 100 on our list. We use tradesman that are situated close to the rental property address, selecting the appropriate tradesman for each particular job.
All tradesmen receive our Saltark Work Order instructions. We often ask for quotes prior to authorising work. We have a Saltark Manual for tradesmen that details how we like to work with them, and what our requirements are. This means when invoices are received they are pre-approved and paid without issue.
YES. We are a member of REINZ the Real Estate Institute of New Zealand.
